Trademark Property Receives Green Light for 400-unit Multifamily Development in Dallas

The Dallas City Council has approved a transformative project for Lemmon Avenue, aimed at revitalizing the area between Throckmorton and Reagan streets.

New Apartment Complex

A fragmented set of lots and a retail building will be replaced by a multi-level apartment building. This development will extend from Throckmorton Street to Reagan Street and will be bordered by Bowser Avenue, where a new community-facing pocket park will be established.

Development Vision

Trademark Property Co., a developer based in Fort Worth with an office in Dallas, is spearheading the project. Their goal is to increase pedestrian traffic in this bustling corridor. The design includes an amenity terrace about 20 feet above the property's entrance, which is located at the corner of Lemmon Avenue and Reagan Street.

Ground-Floor Restaurant

Plans for the site also feature a ground-floor restaurant at the corner of Lemmon Avenue and Throckmorton Street, enhancing the area's retail options.

Environmental Considerations

Efforts are being made to preserve as many existing trees as possible within the new design, reflecting a commitment to maintaining some of the site's natural elements.

Zoning and Housing

Recent zoning changes, approved on May 22, permit up to 416 housing units, with 5% designated as microunits. There is also potential for incorporating affordable housing into the project.

Site Background

The site at 3900 Lemmon Avenue, owned by San Antonio grocer H-E-B since 2017, was previously considered for a future store location. This new development marks a significant shift in its intended use.
