Leasing Surge: Manhattan Office Activity Nears Pre-Pandemic LevelsManhattan office leasing is projected to exceed 40 million square feet in 2025, the first time since 2019.
A surge in large tenant renewals and new subleases — including major deals by law firm Ropes & Gray and investment firm Sixth Street — pushed October leasing activity to one of its strongest months this year.
The market shows continued strength in Class A and trophy assets, with sublease space tightening and availability rates inching lower.
