Timber Equities Preps 197-Unit Residential Project on Former St. Columba Church Site in ChelseaDeveloper Timber Equities has filed plans to build 197 rental units across two new 14-story buildings at 335 and 345 West 25th Street in Chelsea.  The land acquisition: the firm closed on the former church campus of St. Columba Catholic Church/convent/rectory/school for about $48.25 million in August 2025.  The project will take advantage of the city’s 485-x tax abatement program and a universal affordability/preference density bonus in Manhattan.

Santander Files Nine Pre-Foreclosures on Rent-Regulated NYC Rentals – $70.5 M Hit for LandlordsSantander Bank has initiated nine pre-foreclosure actions on rent-regulated apartment buildings in New York City, totaling about $70.5 million in loan exposure. The affected properties are rent-regulated (i.e., under rent-stabilization or rent-control regimes), a sector often seen by landlords as less flexible in terms of raising rents. The move signals growing pressure in the rent-regulated market, where higher financing costs, regulatory changes and limited upside have strained ownership.

Slate Property Group & Pi Capital Unveil 18-Story Luxury Rental Tower at 335-339 Fifth Ave. Near the Empire State BuildingDevelopers Slate Property Group and Pi Capital Partners are teaming up on an 18-story, ~89,000 sq ft luxury rental building at 335-339 Fifth Ave., Midtown Manhattan, directly across from the Empire State Building. The building will deliver approximately 95 residences ranging from studios to two-bedrooms, and will include ground-floor retail and a premium amenity package. Under New York’s tax incentive regime, the project plans to use the 485-x tax abatement program, with 20 % of units designated as affordable.
