Miami-based developer TM Residential seeks approval for rezoning to develop a multi-family housing project named Shalimar II in Davie. This project will involve constructing 85,000 square feet of new buildings on a 4.85-acre site.

The proposed development includes 80 homes, with sizes ranging from 767 to 1,731 square feet. These homes will feature one-bedroom to three-bedroom floorplans. The development plans also include 158 parking spaces, with 16 in garages, and the buildings will range from two to three stories high. Currently, TM Residential has the site under contract, which is partially vacant and partially used as a parking lot.
TM Residential previously developed Shalimar at Davie, a 240-unit apartment complex completed in 2017. Apartments in this older complex start at $2,305 per month. According to RentCafé, the average rent in Davie aligns with this price range, averaging $2,461 for a 997-square-foot apartment.
Shalimar II is proposed for 4800 SW 82nd Ave., Davie, FL, 33328, located in Broward County. The site is situated west of the Florida Turnpike and south of the Interstate 595 Expressway. Locally based Pillar Consultants are overseeing the planning, and the design is by Salazar Architectural Group.
