Tan Court Development Receives Green Light for 110-unit Condo Development in Chicago's Chinatown

Building permits have been approved for the residential development at 2128 S Tan Court in Chinatown. Dubbed ‘Evergreen Garden’, the project will replace a long-vacant lot adjacent to the CTA Orange Line tracks.

Phase One Development

The initial phase of construction, permitted earlier this year, will comprise a six-story building rising 79 feet. Tan Court Development LLC, in collaboration with FitzGerald Associates, will execute the project. This phase, situated on the eastern side of the site, will feature a 44-vehicle parking lot and 110 condominiums tailored for individuals aged 62 and above.

Design and Features

The building's design incorporates a mix of storefront windows, metal panels, and various brick tones, alongside cast stone detailing. Notably, the interiors are designed with wider hallways, doors, and grab bars in public areas to accommodate the needs of the senior demographic. Environmentally conscious features include an electric vehicle charging station and adherence to Chicago's Sustainable Development Policy standards.

Phase Two and Future Prospects

Following the completion of the first phase, a second phase will commence, featuring a similar height building and a 72-vehicle parking lot. This phase is expected to accommodate an additional 100 units. With a considerable portion of units already sold and permits secured, construction is set to begin, with MPI Contracting overseeing the project.
