RK Centers' Planned 1,050-unit Mixed-use Development in Miami Receives Approval

A shuttered Sears store in Miami is set to be transformed into a multi-family housing development. The project is led by Sunny Isles Beach-based RK Associates, a firm recognized for its extensive portfolio of shopping centers in South Florida.

Housing Units and Layout

The ambitious development will offer a total of 1,050 housing units. This includes a variety of layouts ranging from studio apartments to three-bedroom units. Specifically, the project will feature 995 apartments and 55 rental townhomes. Importantly, 420 of these apartments will be designated as affordable housing, making the development accessible to a broader range of residents. The residential units will be distributed across three eight-story buildings.

Amenities and Facilities

Residents will enjoy a range of communal amenities designed to enhance their living experience. These amenities include four swimming pools, providing ample recreational opportunities. Additionally, the development will feature various indoor facilities aimed at promoting a sense of community and convenience.

Retail Space and Parking

Beyond residential units, the development will also incorporate significant retail space. The project will include over 43,000 square feet of ground-floor retail space, offering residents and visitors a variety of shopping and dining options. Furthermore, the development will provide extensive parking facilities, with 1,924 parking spots available in two garages. This ensures adequate parking for both residents and retail visitors, addressing a common concern in urban developments.

Approval and Developer Background

The proposal for the multi-family housing development was considered and approved by Miami’s Urban Development Review Board on June 20th. RK Associates, the developer behind the project, has a history of purchasing and developing shopping centers in South Florida. This new venture marks a significant expansion into the residential sector for the firm.

Architectural Design

The architectural design of the project is being handled by Behar Fonts & Partners, a Coral Gables-based firm. The firm is also working on another notable mixed-use project known as the Arcadian. Their involvement in the Miami development ensures a modern and functional design that aligns with current urban living trends.
