A new mixed-use apartment complex is proposed for 11601 W. Pico Boulevard in Sawtelle. The project, submitted to the Los Angeles Department of City Planning, involves the demolition of existing commercial buildings to make way for a four-story structure.

Project Details

Reza Ghasem of Paddock Group, LLC, the property owner and applicant, aims to construct a building with 27 apartments above 2,480 square feet of ground-floor commercial space. The plans include 13 parking spaces in a semi-subterranean garage.

Affordable Housing and Incentives

The project seeks Transit Oriented Communities incentives, which would allow exceptions to certain zoning rules. In return, three of the apartments will be designated as extremely low-income affordable housing.

Design and Location

HRD Arch is designing the contemporary low-rise building, which will feature a rooftop amenity deck. The site is located at the intersection of Pico Boulevard and Federal Avenue, near another mixed-use building and close to a future 278-unit apartment complex planned by Onni Group near the Expo/Sepulveda Station.
