Resia Seeks Approval for 1,300-unit Residential Community in North Miami

An affiliate of Miami-based Resia is seeking approval from North Miami City Officials for a substantial multi-family housing development, known as the North Towne apartments.

Project Overview

The proposed development consists of five 12-story buildings, offering a total of 1,296 residential units. The apartments will range in size from one to three bedrooms, with unit sizes spanning from 626 to 1,041 square feet.

Amenities and Features

The North Towne apartments will include communal amenities such as three swimming pools, three clubhouses, and more than 1,700 parking spaces, averaging approximately 1.3 spaces per unit.

Construction Timeline

If approved, construction on the initial phase of the project could begin in the first quarter of 2025. This phase is expected to include the construction of two 12-story buildings housing 468 residences.

Site and Purchase Details

The North Towne apartments will be situated on a 13.05-acre portion of a larger 17.9-acre property. Resia’s affiliate, North Towne Phase I LLC, purchased this property for $57 million in May 2022. The entire development will span 575,000 square feet, aiming to offer an urban, walkable city feel.

Future Plans for Remaining Acreage

The remaining acreage of the property is planned for commercial and educational ventures, although Resia has yet to submit official plans for these additional developments.
