New Zoning Application
A new zoning application has been submitted, which outlines the demolition of both existing buildings to construct a 12-story tower called "The Residences at Palm Court." This new development will feature 316 affordable apartments, consisting of one-bedroom units at 576 square feet and two-bedroom units at 928 square feet.
Community Amenities and Facilities
The proposed complex will include various communal amenities such as a dog park, community garden, fitness center, and game room. Additionally, plans incorporate 5,000 square feet of clinic space, which will be part of the Jessie Trice Community Health System.

Development Approval and Timeline
The developers are seeking approval under the Live Local Act, which permits an increase in the property’s allowable housing density from 309 to 316 homes. Albert Milo Jr., president of Related Urban, expects the project to be completed by June 2026.
Architectural Design and Location
Modis Architects, a Miami-based firm known for designing The Wyn Mood C and The Pilot House Suites, is the architect for this mixed-use venture. The new 12-story complex will be located at 860, 930, and 950 N.W. 95th Street, Miami, FL, 33150, in Miami-Dade County.
