Redwood Development Company has unveiled plans for a significant multifamily development in North Miami. The proposed project encompasses 2,193 residential units as part of a redevelopment effort for the 15-acre Claude Pepper Park and an expansion of the adjacent Joe Celestin Center.

The development will feature eight 18-story buildings on 11 vacant acres west of the community center. Among these, three buildings will provide 918 units designated for senior housing. The project, designed by Kobi Karp, also includes 121,500 square feet of retail space and 4,114 parking spots.
In addition to residential units, the project aims to expand the Joe Celestin Center, originally built in 2012. Planned enhancements include new classrooms, a computer lab, a kitchen, a gym, a terrace, and a ballroom. Claude Pepper Park will benefit from a new concession building, an amphitheater, and a community pool. Existing facilities such as tennis and paddle courts, baseball fields, and basketball courts will be refurbished.
The North Miami Commission is scheduled to review the proposal on July 9. This initiative follows a request for proposal issued by the City of North Miami two years ago to redevelop the community center and park, which was awarded to Redwood Development Company, known for its focus on suburban residential projects in South Florida.
Since the pandemic, South Florida has seen a surge in large residential developments due to increased population and housing costs. Notable projects include Terra's 1,215-unit complex in Overtown and Swerdlow Group's 7,000-unit project in Little Haiti. These developments have been facilitated by the Live Local Act, a Florida law that encourages dense projects with provisions for workforce housing. Recently, a developer proposed a 3,233-unit project in western Miami under this legislation.
