LeFrak Receives Approval for 1,110-unit Waterfront Development in Jersey City

Jersey City's skyline is set for significant expansion following the approval of a major development plan that includes three buildings and over 1,110 units in the northern edge of Downtown. The first phase of this project was greenlit during the Planning Board meeting on June 25.

Project Overview

The approved development, known as 20 Long Slip, will be situated next to the Hudson Bergen Light Rail tracks and near the Hoboken border. The project by LeFrak aims to transform Newport's Northeast Quadrant, one of the last vacant stretches along the Hudson River, into a mixed-use area.

Design and Features

Designed by Arquitectonica with Hill West as the Executive Architect, the first tower of the project will stand 526 feet tall and contain 530 residential units. The apartments will mainly consist of one-bedroom units (298), with additional two-bedroom (180), three-bedroom (49), and four-bedroom (2) units. Notably, there is no affordable housing component included in this phase.

Retail and Residential Amenities

The development will include 2,364 square feet of retail space along the future 18th Street extension. Many residential units will feature balconies, with corner units boasting outdoor spaces over 500 square feet. The sixth floor will offer various amenities such as a wraparound terrace, game room, clubhouse, co-working space, and fitness center.

Architectural Style

The tower will have a glass-heavy design, similar to other recent Newport projects by LeFrak. Nighttime renderings indicate illuminated balconies, adding to the building's aesthetic appeal.

Future Plans and Approvals

While a groundbreaking date has not been announced, the Planning Board also approved a subdivision application to divide the property into three lots for phased development. This will include creating a new 18th Street extension running from Washington Boulevard.

Additional Developments

In addition to 20 Long Slip, LeFrak has plans for another 41-story tower on property near Washington Boulevard, across from Target. This project is separate from the 20 Long Slip development phases.
