Key International and Sterling Bay have jointly applied for FAA permits for 848 Brickell, a 51-story Class A office and retail tower in Miami’s Brickell neighborhood. Designed by Skidmore, Owings, & Merrill (SOM), the project’s permits were submitted on June 27, 2024, and are currently under review.

Project Overview

848 Brickell is planned to stand 764 feet above ground, or 775 feet above mean sea level. It aims to significantly enhance Miami’s Financial District with over 750,000 square feet of Class-A office space and 7,500 square feet of retail space on the ground floor. The development also includes ample parking for over 1,000 vehicles.

Design and Amenities

The tower is designed to meet the needs of modern businesses, featuring hospitality-inspired amenities. These include tech-enabled conference facilities, a luxury fitness center, an expansive outdoor terrace, padel tennis courts, and private open-air lounges. Its location on Brickell Avenue offers tenants views of the ocean and the bustling avenue.

Strategic Collaboration

Key International selected Sterling Bay for their expertise in creating premier office environments, evident in their past projects for companies like Google and McDonald’s. This partnership aims to deliver a cutting-edge workspace that aligns with South Florida’s evolving business landscape.

Community Impact

The filing of FAA permits marks a significant step in downtown Miami’s revitalization efforts, with various residential, commercial, and office projects contributing to the area’s growth and modernization. 848 Brickell is expected to play a pivotal role in this transformation, enhancing Miami’s reputation as a thriving business hub.
