Keller Grover Properties has announced plans for a significant new residential project at 1965 Market Street, San Francisco. This development aims to create 96 new homes, enhancing the Upper Market area and providing a welcoming gateway to the historic Castro neighborhood.

Architectural Vision

David Baker Architects, the architectural firm behind the project, has shared detailed renderings and plans. The development will integrate three distinct yet unified components: an existing historic building, an 8-story building on the current parking lot, and a 7-story section that complements the historic structure with a curved façade.

Project Details

The proposal, submitted to the city on July 2, includes plans for a 23-story tower. The residential units will comprise 12 studios, 80 one-bedroom apartments, 98 two-bedroom apartments, and 10 three-bedroom apartments, with 28 of these units designated as affordable housing.

Impact of Senate Bill 423

Senate Bill 423, sponsored by Sen. Scott Wiener, mandates expedited approval for qualifying projects like 1965 Market Street, limiting the ability of opponents to appeal. This legislation aims to reduce the typically lengthy entitlements process from several years to a few months. Other Bay Area jurisdictions are also subject to this streamlining law.
