Developers in Miami’s Wynwood neighborhood are leveraging the Live Local Act to propose a new high-rise project focused on workforce housing.

Hidrock Properties and Robert Finvarb Companies have collaborated to propose a 39-story building at 2534 North Miami Avenue. The development includes 336 rental units, with 40 percent designated as affordable housing under state law.
In adherence to the 2023 state law, the project aims to accommodate residents earning up to 120 percent of the area’s median income. This qualifies the developers for height increases, allowing them to match the tallest nearby buildings.
The Arquitectonica-designed project falls 21 stories short of its maximum allowable height. It spans 436,934 square feet and includes 7,781 square feet of commercial space alongside 326 parking spots.
The proposal is set for review by the Wynwood Design Review Committee on July 16. Brian A. Dombrowski of Greenberg Traurig represents the joint venture but has not commented on the project yet.
This initiative is the latest effort to utilize the Live Local Act to exceed Wynwood’s historic 12-story limit. A recent proposal for a 48-story tower faced criticism from the review committee, highlighting ongoing community debate over neighborhood development.
