The project's square footage would be allocated for various purposes: 25,869 square feet for offices, 6,681 square feet for retail, and 4,056 square feet for restaurants. Retail spaces would be situated on the ground floor, while the second through fourth floors would accommodate 117 parking spots. Offices would occupy the fifth through seventh floors.

Replacement of Existing Buildings
The proposed mid-rise development would replace three older retail buildings constructed in the 1930s and 1950s. These buildings currently house a UPS branch, Miami Fresh Fish Market, and two local restaurants.
Ownership and Operations
The strip mall housing the proposed project is owned by Giller & Giller, a Miami Beach-based architectural firm. The firm intends to occupy 2,000 square feet of the tower while continuing its operations across the street.
Financial Considerations and Timeline
The estimated cost of the project is approximately $38 million, with construction potentially commencing in the first quarter of 2025.
Location and Approval Process
If approved by the Miami Beach Planning Board, Giller Tower will be located at 976 W. 41st Street, along with 3901 and 3925 Alton Road, in Miami Beach, FL, 33140, within Miami-Dade County.
