Plans have been submitted for a new 30-story mixed-use development at 188 Duffield Street in Downtown Brooklyn. The site is strategically positioned between Willoughby Street and Myrtle Avenue, in close proximity to the Hoyt Street subway station, offering convenient access via the 2 and 3 trains. The project is led by Duffield Developers under 188 Duffield LLC.
The proposed building will rise to a height of 323 feet, encompassing a total of 102,224 square feet. The design allocates 98,019 square feet for residential purposes, 3,658 square feet for community facilities, and 546 square feet for commercial use. Housing is anticipated to consist primarily of rental units, averaging approximately 852 square feet each. The structure, constructed primarily of concrete, will include a cellar level but will not provide on-site parking facilities.
Hill West Architects has been designated as the architect of record for the project, overseeing the design and development phases.
The development's impact on the existing landmarked Duffield Street houses, currently situated on the property, remains uncertain. Specific details regarding potential demolition have not been disclosed. Additionally, an estimated completion date for the project has not yet been announced, pending further approvals and construction milestones.
