Domus Group Receives Permits for 72-unit Mixed-use Development Along S. Ashland Ave.

A significant mixed-use development is planned at 1310 S. Ashland Avenue, spearheaded by Domus Real Estate Group. This development occupies a site bordered by W. 13th Street to the north, S. Ashland Avenue to the east, and W. Hastings Street to the south. The project will involve the demolition of the existing Urban Prairie Waldorf School and Moses Montefiore Academy building to clear the site for new construction.

Demolition and Design

The demolition, to be executed by Heneghan Wrecking, will pave the way for a new multi-building complex designed by Axios Architects & Consultants. The development will feature ten buildings, offering a mix of residential units and retail spaces. The buildings will provide a total of 72 residential units, approximately 5,200 square feet of retail space, and will include both car and bike parking facilities.

Development Details

Along S. Ashland Avenue, two prominent four-story buildings will be constructed at the intersections with W. 13th Street and W. Hastings Street. Each building will include retail spaces on the ground floor facing S. Ashland Avenue and residential units facing the side streets. These buildings will rise to 52 feet and house 12 three-bedroom units.

Residential Buildings on W. Hastings Street

Four three-story buildings will be constructed on W. Hastings Street at addresses 1612, 1616, 1620, and 1626. The buildings at 1616 and 1626 W. Hastings will stand 38 feet tall and feature designs incorporating face brick, limestone, and decorative metal paneling. Each will contain six three-bedroom units. Similarly, the buildings at 1612 and 1620 W. Hastings will reach 39 feet in height, with a similar design and residential configuration.

Residential Buildings on W. 13th Street

The development will also include four three-story buildings along W. 13th Street at addresses 1611, 1615, 1621, and 1625. The buildings at 1615 and 1625 W. 13th Street will be 38 feet tall, with exteriors clad in face brick, limestone, and metal paneling. Each will offer six three-bedroom units. The buildings at 1611 and 1621 W. 13th Street will have a slightly taller design at 39 feet, featuring similar materials and layouts.

Construction and Future Plans

With most construction permits already issued, Morgan Street Development LLC will act as the general contractor for the new buildings. The cleared site will soon transform into a vibrant residential and retail hub, contributing to the area's development.
