Site History

The current site hosts a seven-story office building from 1972. This is the fourth redevelopment attempt, with previous plans including a 2008 mixed-use project and a 2016 38-story office tower.

Project Details

The new development will feature 259 residential units, 38,727 square feet for food and beverage, 52,144 square feet for health and fitness, 273 parking spaces, and 120,000 square feet of total retail space. Promotions highlight luxury amenities such as an on-site tailor and barber, Rolls Royce house car, private residential lobby, signature restaurant, indoor padel court, fitness center, meeting space, a large swimming pool, theater, billiards room, and wine cellar.

Developer and Financing

New York developer Michael Stern, who bought the site for $61.2 million in April, spearheads the project. Stern had the site under option for years, planning a Major Food Group-branded project before the current Dolce & Gabbana-branded initiative.

Approval and Conditions

The project received zoning approval with public benefit conditions, including a $1.5 million contribution for repairs and upgrades to the nearby Tenth Street Metromover Station. Additional benefits include intersection signalization, wayfinding signs, and pedestrian-friendly amenities.

Zoning and Regulations

The development falls under the county’s Metromover subzone, adhering to regulations that cap developments at 500 units per acre and height limits set by aviation authorities. This subzone overrides the City of Miami’s zoning requirements for the area.
