A pre-application for an ASPR review has been submitted for a new multifamily development in Princeton, Miami-Dade County. Leveraging the Live Local Act, the project aims to promote community and accessibility. It will occupy a 10.59-acre parcel at the northwest corner of Southwest 236th Street and Southwest 132nd Avenue.
Project Details
The development will consist of multiple three-story buildings within a secure gated community, offering 303 multifamily units. Notably, 40% of these units will be designated as Workforce Housing, supporting local workers by imposing income restrictions. Construction will adhere to Residential Modified District (RMD) regulations to integrate harmoniously with the surrounding community.
Key Players and Design Features
LALI II, INC. is identified as the developer, led by Victor Acosta and Lleana Alvarez, with Design Tech International as the architect. The project adopts a contemporary garden-style architectural design, possibly named "Homestead Apartments." Renderings depict six buildings labeled A through F, offering one- to three-bedroom floor plans.
Site and Zoning
The property spans 435,600 square feet and is zoned IU. However, Miami-Dade County Memorandum allows for zoning adjustments under the Live Local Act, making the development eligible for RMD standards despite its location in an IU zone. The property's proximity to SMART Plan Corridors further supports its eligibility.
Architectural Design
The design incorporates a blend of materials and architectural elements, including gabled roofs with metal seam paneling, Olympus white stucco finishing, and sand dune-colored accents. Bronze railings adorn terraces, while archways mark open walkways, adding elegance and classical touches to the contemporary design.
