Chicago Plan Commission Green-lights 559-unit Mixed-use Development in West Loop

The Chicago Plan Commission has given the green light for a mixed-use development at 345 N Aberdeen Street in the West Loop. Situated at the intersection with W Carroll Avenue, this project will replace the former Cougle Commission factory, as developer Sterling Bay plans to sell the site.

Design and Development

Designed by Gensler, the initial renderings of the project were presented at a community meeting in May. The current design, a response to new zoning regulations, features a tall, slender tower that will rise 44 stories and reach a height of 473 feet along Carpenter Street.

Structure and Layout

The development will include a podium inset on all sides to accommodate train tracks running along the northern edge of the property. This design allows for wider sidewalks, planters, and green areas. Inside, the building will feature 10,000 square feet of retail space, a spacious residential lobby, and a multi-story parking garage with capacity for 225 vehicles and 559 bicycles.

Residential Units

The tower will house 559 residential units, comprising 228 studios, 195 one-bedroom, 114 two-bedroom, and 22 three-bedroom apartments. Of these, 112 units will be designated as affordable housing for individuals earning 60 percent of the Area Median Income. Residents will also have access to a large rooftop deck and various other amenities.

Zoning and Sale

The property is being rezoned as part of the efforts to facilitate its sale. The site was put up for sale in January, with Sterling Bay looking to sell multiple potential sites in recent months. There is also the possibility of co-developing the project, although no specific timelines have been established.
