California Landmark Group Beats Union Appeal to Develop 108-unit Hollywood Multifamily Complex

California Landmark Group has successfully overcome a union-supported appeal aiming to block its 108-unit apartment complex in Hollywood. The Los Angeles City Council rejected the appeal and approved an environmental study for the eight-story development at 1201 North Gower Street. This new complex will replace an existing 28-unit apartment building.

Environmental and Legal Challenges

The Covina-based advocacy group, Supporters Alliance for Environmental Responsibility, which is associated with the laborers' union, argued that the environmental study was insufficient in addressing potential construction impacts and claimed that the project entitlements were improperly granted.

Project Specifications

The planned development includes 108 one-, two-, and three-bedroom apartments above a parking structure for 99 cars. California Landmark Group utilized density bonus incentives, allowing for a larger development in exchange for providing 16 affordable units for very low-income households. Additionally, two low-income replacement units will be added to compensate for the demolished building.

Design and Construction

Designed by PK Architecture, the white Mediterranean-style complex will feature inset balconies, courtyards, and terrace decks. Upon final approvals, construction is expected to last approximately 28 months.

The new apartment complex is part of a broader wave of housing developments near Sunset Gower Studios, including a 169-unit project planned nearby. California Landmark Group, established by Ken Kahan in 1988, has developed over 3 million square feet of residential and commercial real estate, mainly on the Westside. The firm, now also led by his son Ari Kahan, is exploring further projects in cities like Culver City, El Segundo, Santa Monica, and Beverly Hills.
