BPDA Approves 300-unit Multifamily Project in Allston

A new multi-family housing project has been greenlit to add over 300 residential units to Allston. The Boston Planning & Development Agency (BPDA) has approved the 22-24 Pratt St. project, which will significantly transform an underutilized industrial site.

Development Details

The planned development will be a 16-story building on a site currently occupied by a commercial warehouse, a two-story residential building, and surface parking. Once completed, the project will offer 318 residential units, including a mix of studio to three-bedroom apartments. Notably, 54 of these units will be designated as income-restricted.

Amenities and Improvements

The development will feature 89 below-grade vehicle parking spaces, various residential amenities, and publicly accessible landscaped open spaces. Additionally, there will be several site and public realm improvements to enhance the area.

Response to Housing Needs

This project aligns with the city’s Allston-Brighton Needs Assessment, aiming to provide affordable, accessible, and transit-oriented housing. The location is well-served by public transportation, including the MBTA Green Line, Commuter Rail, and multiple bus routes.

Support for Sustainable Transportation

In support of sustainable transportation, the development will include an onsite Bluebikes station and contribute $87,450 to the Boston Transportation Department’s bikeshare system.

Context and Previous Approvals

This approval follows another recent BPDA-approved project in Allston. Last month, the BPDA approved the 180 Western Ave. project, a mixed-use development that will transform vacant commercial buildings and parking lots into a 274-unit residential, retail, and restaurant space.
