This deal was originally sourced as a cold call nearly 20 years ago. The owner had received an overwhelming amount of calls over the years. Every time we would call, he would state his extreme discontent with the other broker's tactics employed to get the listing. The owner always said that when the time would come to sell, SRG would be the company to handle it. Naturally, we all have heard this same statement over and over again. We are happy that this particular seller meant what was said and trusted us to market the site. While the site is a prime corner, the rent roll it generated pushed the price per acre to a record level in Suffolk. We were able to create a narrative that generated a lot of interest from the investor community. We had many offers to take a deep dive into. Ultimately we went with the buyer we felt had the most motivation to acquire the site. During the contract phase, certain reports at the County were discovered to be misfiled over the years. We physically combed through the file for over 3 hours. We reached out to previous tenants for records, and employed other creative methods to solve the problem.
