Methodology: 1. Identify the Potential Problem(s) -- We were the third broker who listed this site and the prior ASKING price was $2.7M, so we knew getting more than that would not be easy. 2. Potential Solutions -- Marketed it with notes about how the City of Yes not only influenced the total development potential, but in particular the lot coverage, height, and setback requriements in a benefical manner, as well as reached out to neighbors about possible air right transfers. 3. Implementation -- I was honestly surprised to get both pre-market and on-market offers well above the prior listing price. We had six offers between $2.8M and $3M, and we went with the one who would go into a hard contract and seemed most reliable, especially since he agreed to split the cost of the prior Phase I/IIs so we would not need an environmental contingency prior to signing the contract.
