According to a recent report in the capital markets by Newmark, more than a third of the $1.4 trillion worth of commercial real estate loans due in the next two and a half years are considered "potentially troubled." The report reveals that approximately $626 billion in commercial real estate loans are linked to properties carrying debt equivalent to at least 80% of their current market value, suggesting potential difficulties for borrowers in repaying these loans. Of this debt, nearly half, approximately $303 billion, is held by banks. Debt funds hold $144 billion of these potentially problematic loans, representing a significant share compared to their market presence.

TMG Partners has successfully secured a remarkable $172 million in C-PACE financing for 300 Lakeside Drive, a sprawling 910,000-square-foot office building situated in Oakland, California that was built in 1961. This transaction, achieved through collaboration with GreenRock Capital and KeyBanc Capital Markets, is the largest C-PACE loan ever recorded for a U.S. office property.

Fortress Investment Group has secured approximately $1 billion worth of office loans from Capital One (COF). This transaction, executed earlier this week, reflects an investment in what insiders describe as a "substantial bet on the recovery of New York City's office sector." Sources revealed that a significant portion of the loan portfolio is linked to prime properties within the Big Apple, such as The Durst Organization's 855 Avenue of the Americas and 40 Exchange Place. While the intricate details of the loan portfolio remain undisclosed, Fortress's history of procuring loans at competitive rates lends credence to their approach.

CrossHarbor Capital Partners has successfully concluded its latest venture, an opportunity fund that amassed a total of $865 million in commitments from limited partners (LPs). This impressive sum includes an additional $55 million in co-investment capital that has already been put to work. The achievements of CIP 2021 not only surpassed its $850 million target but also highlighted the support from a diverse range of investors, including both existing backers and newcomers. The investor roster comprises public and corporate pension plans, endowments, foundations, sovereign entities, financial institutions, and family offices.
