Foundation work is underway at 80 Clarkson Street and 570 Washington Street, the location of a dual-tower residential development in Manhattan’s West Village.

Project Overview

The project, valued at $1.25 billion, is designed by COOKFOX Architects with SLCE Architects as the architect of record. Developed by Zeckendorf Development, Atlas Capital, and The Baupost Group, it comprises 29- and 36-story towers, covering a total area of 937,808 square feet with 440 units.

Tower Specifications

The taller tower at 80 Clarkson Street will rise 450 feet and feature 271 condominium units, ground-floor retail space, a cellar level, a 30-foot-long rear yard, and 70 enclosed parking spaces. Meanwhile, 570 Washington Street will stand 223 feet tall and offer 169 affordable senior apartments in studio to one-bedroom layouts.

Stakeholders and Location

ACI VI Clarkson LLC owns the property, with WSP serving as the MEP engineer and Suffolk Construction as the general contractor. The site spans a 1.3-acre block bound by Clarkson Street to the north, West Houston Street to the south, Washington Street to the east, and West Street to the west.

Construction Progress

Progress has been steady, with significant advancements in below-grade construction since the last update in December. Concrete perimeter walls are in place, the foundation slab extends across the plot, and rebar outlines inner walls and columns.

Architectural Design

Renderings showcase cohesive towers clad in light gray brick, featuring large square windows, cubic designs, stepped setbacks, and landscaped terraces. The structures are interconnected at their bases by a five-story podium.

Adjacent Development and Acquisition

The development is situated north of the Google headquarters and St. John’s Terminal, COOKFOX’s recent adaptive reuse project. The towers will replace the northern end of a former warehouse, acquired for $340 million in early 2022, with a projected $1 billion sellout.

80 Clarkson and 570 Washington Street are slated for completion by December 2026.
