The challenges faced by transient blue-collar workers on on-site projects are about to see a significant improvement. Gone are the days of settling for subpar rental housing in motels for weeks or even months on end. Workbnb, a pioneering software platform based in Las Vegas, has emerged to revolutionize the housing conditions for construction, infrastructure, communications, and other on-site workers. Drawing inspiration from the successful Airbnb model, Workbnb is determined to provide top-notch rental homes near project sites.
Founded in 2021 with the backing of Techstars' pre-seed funding, Workbnb recognized a significant gap in the travel market that neglected the needs of blue-collar workers. The existing technology failed to support this particular category of travel, leading to poor housing options. In response, Workbnb took it upon themselves to create a dedicated marketplace where companies could easily access suitable accommodations for their traveling workforces.
To gain the trust and support of corporations willing to invest in the well-being of their on-site workers, Workbnb conducted an alpha test with several large construction firms across various projects and regions. Their mission was to provide unparalleled access to quality accommodation on a large scale. Despite the immense challenges they faced, Workbnb successfully delivered on their promise, leaving them exhilarated and motivated to continue their groundbreaking work.
A Game-Changer for Property Owners
Property owners have found a reason to be thrilled about Workbnb's innovative concept. It's not just the allure of corporate funds that attract landlords - it's the promise of longer-term stays that result in reduced turnover. This value proposition has led to a staggering 9,000 rental properties across 39 states being listed on the startup's platform.
The supply side of Workbnb's rentals is predominantly made up of small rental landlords, accounting for 80 percent of the listings. Surprisingly, approximately 60 percent of these property owners possess a substantial portfolio of at least 10 units. On the other end of the spectrum, large corporate operators or developers with impressive holdings of 250 units or 1,000 single-family homes fill the remaining spots.
Timing has played a major role in the remarkable growth of Workbnb. As Perez notes, they were fortunate enough to commence their product development without knowledge of the monumental $1.2 trillion infrastructure investment act passing. This significant legislation is set to result in 12 million construction workers traversing the country over the next decade, aptly named "the infrastructure decade".
A Revolutionary Solution for Housing Workers Comes to Life
A story that needed to be told came to life when I, as the founder of an early startup, began sharing the challenges faced by workers in finding suitable housing. The tales struck a chord with project managers and CEOs, who were captivated by the narrative we had built. They eagerly expressed their interest in signing up for our alpha tests, wanting to be a part of the solution.
Among those who joined as alpha testers was Clayco Construction, a prestigious Chicago-based firm specializing in turnkey real estate development, planning, architecture, engineering, and construction. With a workforce of approximately 2,800 employees who frequently travel across the United States, Clayco Construction recognized the value of our platform.
Workbnb recently took a significant step forward by becoming a part of Techstars, a renowned entrepreneurial network. Led by Perez, a visionary entrepreneur with a 100 percent minority-owned business, Workbnb boasts a board that is 50 percent comprised of women of color.
Perez excitedly explains, “Techstars opens doors to an array of programs, one of them being minority enterprise certifications through the NFL's DEI supplier program called Business Connect. Thanks to the connections made by Techstars, we are now able to confidently participate in this program.”
A Game-Changing Move for Workbnb
In a surprising twist, Workbnb has amped up its game by accommodating film and event production crews, as well as marketing teams, for major sponsors such as Nike and Google. This unexpected shift in focus comes in the lead-up to the highly anticipated NFL championship game. Over the course of a month, more than 50 properties in and around Las Vegas, the host city of the Super Bowl, have become temporary homes for these workers. Workbnb, known for its extended stays for construction workers, is now flexing its prowess in the transient housing industry and making waves in the proptech startup scene.
