Woodmont Industrial Partners, alongside Sagard Real Estate, has finalized a major capital improvement program at 461 Ridge Road, transforming it into a 210,000-square-foot Class A industrial facility in South Brunswick, New Jersey. This is the fourth project completed by the partnership in the region. They acquired the property in 2020 for $19.8 million from GBD International, according to CommercialEdge. JLL is the exclusive leasing broker for this upgraded facility.

Facility Transformation and Upgrades
Originally a 144,451-square-foot industrial structure built in 1973, 461 Ridge Road has undergone significant enhancements. The first phase of the capital improvement included installing a new ESFR sprinkler system, LED lighting, office appendages, and new dock doors. The second phase added a 65,000-square-foot expansion, increasing the building's overall footprint. The facility now boasts 22-foot to 32-foot clear heights, 31 loading docks, four drive-in doors, two office suites totaling 9,516 square feet, 108 vehicle parking spots with 10 EV charging stations, and 10 trailer parking spots.
Prime Location and Connectivity
Situated on a 12.7-acre site, 461 Ridge Road benefits from its proximity to Interstate 95, facilitating easy access within the area. The facility is also strategically located 28 miles from Trenton-Mercer Airport, 24 miles from Linden, NJ, and within 35 miles of Newark Liberty International Airport. The JLL leasing team includes Vice Chairman David Knee, Senior Managing Director Gary Politi, and Senior Associate Michael Viera.
Regional Industrial Developments
The New Jersey industrial sector is seeing significant growth, with notable developments like Matrix Development Group's Matrix Logistics Park, a Class A industrial campus in Budd Lake, NJ. In May, the developer secured $93 million in construction financing for the 781,748-square-foot project. Concurrently, Rockefeller Group commenced construction on the Rockefeller Group Logistics Center at Carneys Point, also in Budd Lake. This 1.1 million-square-foot project has obtained a $114.8 million construction loan.
