Witkoff advances Ocean Terrace mixed-use resort in North Beach

Developer Alex Witkoff, chairman and CEO of Witkoff, is moving forward with Ocean Terrace, an ultra-luxury mixed-use resort spanning a full oceanfront block in Miami Beach’s North Beach neighborhood. The project includes a limited collection of 24 fully furnished Resort Residences priced from approximately $3.5 million. The homes are structured as condo hotel units, allowing private ownership while also operating as hotel accommodations once the property opens. Completion is expected in 2029.

What the residences include for buyers and guests

The Resort Residences are designed as hospitality-driven homes that blend private living with full resort services. Units range from one to four bedroom layouts, including penthouses, with floor plans oriented toward maximizing ocean views and outdoor terrace space. Residents will have access to hotel amenities such as a dedicated porte cochere, an Art Deco-inspired lobby, a signature oceanfront restaurant, private dining and meeting rooms, and a rooftop terrace with an herb garden. Interiors are designed by Robert A.M. Stern Architects, marking the firm’s first Resort Residences project. Architecture is led by Revuelta Architecture International.

Ocean Terrace stretches across an entire block between 74th and 75th Streets with 350 feet of direct shoreline. The master plan also features a separate 52-unit condominium tower, curated street-level retail, a private members club, and a reimagined historic hotel designed by Robert A.M. Stern Architects with 42 luxury guest rooms. Adjacent to the development is a five-acre public park designed by Raymond Jungles, integrating green space, public art, and community programming into the beachfront site.
