Development Details
The project, situated at the intersection of Pico and Crescent Heights Boulevard, comprises a six-story building. It will house 125 apartments atop 4,000 square feet of ground-floor commercial space, with semi-subterranean parking.
Wiseman leveraged Transit Oriented Communities incentives to gain approval for a larger structure than zoning regulations typically allow. As part of this arrangement, the developer committed to allocating 13 apartments for extremely low-income households.
Uriu & Associates is spearheading the design of 6055 Pico, blending Spanish influences with traditional materials. Planned amenities encompass a courtyard and a pool deck.
The development is positioned two blocks west of Pico Boulevard's intersection with Point View Avenue. This location is notable for its proximity to a similar mixed-use building recently completed by Cityview.
Apart from the Carthay project, Wiseman Residential has undertaken multiple developments along Pico Boulevard in the neighboring Mid-Wilshire community.
