What The Site Clearance Means For 3418 S. Motor Avenue In Palms
A commercial building at 3418–3554 S. Motor Avenue in Los Angeles’ Palms neighborhood has been demolished, clearing the property for a new multifamily development. The project is being led by Wiseman Residential, which continues expanding its presence along the Motor Avenue corridor. With demolition complete, the property is now ready for the construction of a large apartment building that will add hundreds of units to the rapidly developing neighborhood. The site sits just north of Palms Boulevard, an area that has seen increasing residential investment as developers target transit accessible neighborhoods on Los Angeles’ Westside.
What The Updated 250-Unit Proposal Means For The Development Plan
Earlier filings from 2024 proposed a six story building with 200 apartments, but updated permit applications reveal a significantly larger project. The revised plan calls for a seven story building containing 250 residential units, along with ground floor commercial space and on site parking. Expanding the building’s size allows the developer to increase the overall housing supply while maintaining the mixed use character envisioned for the corridor. The expansion reflects broader trends across California, where changes to housing policies have made it easier for developers to build higher density residential projects in urban neighborhoods.
What The Affordable Housing Set Aside Means For Extremely Low Income Renters
Because of the increased project size, the affordable housing component will also expand. The updated proposal includes 30 apartments reserved for extremely lowincome households, primarily in studio and one bedroom layouts. These units are required as part of state housing programs that allow developers to increase density in exchange for deeper affordability levels. Compared with the earlier 200 unit proposal, which required 22 affordable units, the revised project increases the affordable housing commitment while delivering additional market rate apartments.
What The Motor Avenue Pipeline Means For Wiseman Residential
The project represents Wiseman Residential’s third development along Motor Avenue, reinforcing the company’s long term investment in the Palms neighborhood. The developer previously completed or is finishing nearby projects, including a 68 unit building at 3659 Motor Avenue and a 104 unit development at 3557 Motor Avenue. Wiseman is also planning another nearby project: a 136 unit residential building with retail at 10626 Venice Boulevard, further expanding its presence across the Westside housing market.
What The Project Means For Housing Growth In Palms
Palms has become one of the more active residential development areas on Los Angeles’ Westside, with developers targeting sites near major transportation corridors and employment centers. The 250 unit project at 3418 S. Motor Avenue will add a significant number of new apartments to the neighborhood while contributing additional affordable housing through the required set aside. As construction moves forward, the development will further transform Motor Avenue into a denser residential corridor connecting Palms with nearby communities such as Culver City and Mar Vista.
