A significant development project is in the works for southern Dallas County, encompassing nearly 70 acres. On July 18, the Wilmer City Council assessed the rezoning proposal for this expansive land, which is poised to bring a diverse mixed-use development to the area.

Community Growth and Development
Wilmer, a growing community with a population of 6,285 according to the latest U.S. Census, has experienced substantial industrial expansion and job creation recently. This growth is attributed to the area's strategic highway and railway access. The new project aims to enhance this growth with a blend of new facilities and residential options.
Project Details
The development plans include a variety of components such as a hotel, retail spaces, office buildings, and warehouses. Additionally, the project will feature a mix of residential options, including townhomes, multifamily units, and single-family homes.
Location and Ownership
The 69.3-acre site is situated west of Copart’s Wilmer facility, located along Belt Line Road off northbound Interstate 45. It is also in close proximity to the existing Cottonwood Creek single-family neighborhood. According to county deed records, the land is owned by Venetian Place LLC, with ROC Design Engineers responsible for the engineering aspects of the site plan as noted in city council documents.
