To get an inside look at what makes Clear Creek Tahoe so special, we spoke with Georgia Chase, the community's Director of Sales. With years of experience in luxury real estate development, Chase shares insights on the project’s success, the high-demand market, and why Nevada remains a top choice for luxury homebuyers.

What makes the Clear Creek Tahoe development stand out?
There are many things that make Clear Creek Tahoe unique. One of the primary aspects is its privacy. It feels like a remote setting while remaining very accessible—just 10 minutes to shopping and healthcare and 30 minutes to the airport. Despite this convenience, when you’re in development, you feel completely removed from civilization.

Additionally, there’s nothing like Clear Creek Tahoe in Northern Nevada. It offers a full suite of amenities, including the number one private golf course in Nevada, and Twin Pines Lake & Ski House, which is a 1936 Julia Morgan-designed home. Residents enjoy access to Lake Tahoe in the summer and skiing in the winter.

We have a clubhouse, a wellness center with spa facilities, and Summit Camp, which features an outdoor pool, hot tub, sports courts, pickleball courts, a water slide, and food and beverage services. While it’s a private golf community, about 40% of residents don’t play golf—they’re drawn to the active, outdoor lifestyle.

What is your sales strategy for Clear Creek Tahoe?
Our sales strategy involves casting a wide net. Most of our market comes from Northern California, especially the Bay Area, but we also attract buyers from Arizona, Texas, and Florida—places where people look for cooler summer retreats.

Since 2017, we’ve released 363 lots and sold 327 of them. Our 327 happy members, along with our non-residential golf members, serve as a fantastic referral network. Word of mouth has become an increasingly powerful tool for us.

How was financing secured for this deal?
Castle Hill Partners is an Austin, Texas-based real estate developer and private investment firm with over 30 years of experience. The team takes pride in bringing projects to life in ways that make lasting contributions to all who call it home. The firm has a successful track record of creating communities that provide a sense of place and purpose, including Clear Creek Tahoe, a 1,576–acre private mountain community in Nevada that is debt-free, and an extensive portfolio of other large developments.  

What are some key partnerships or collaborators on the project?
The Clear Creek Tahoe golf course is a mountain masterpiece, discovered within the land's natural contours with minimal earth movement. It is Nevada’s #1 residential golf course and an exceptional example of contemporary design. The course is a par 71, spanning 7,005 yards, and has a 74.0/142 rating. Coore & Crenshaw’s work solidifies Clear Creek Tahoe’s position as a premier luxury development.

How does Nevada’s tax structure make Clear Creek Tahoe attractive to buyers?
Nevada’s tax structure is incredibly appealing. Its lack of state income tax, inheritance tax, or corporate tax makes it very business-friendly.

Additionally, the region has attracted significant investments, like Tesla’s Gigafactory in Reno, which has spurred job growth and economic development. This business-friendly environment makes Nevada a desirable destination for many, especially Californians who face high taxes in their state. The tax benefits are especially advantageous for those nearing retirement or selling a business, making it a key motivator for many buyers.

Can you elaborate on the amenities and the lifestyle at Clear Creek Tahoe?
Our wellness program is a major highlight, led by a fantastic wellness director, Jenn Targett, who organizes private and group classes and even international trips to places like Greece and South Africa. These activities bring the community together and foster relationships among residents.

The clubhouse is another highlight—it’s open year-round and serves as a hub for the community. Out of the 100 completed homes, 75% are primary residences, which really creates a strong sense of community. Residents enjoy private hiking trails, fitness activities, and year-round programming that caters to their active lifestyles.

In addition to Summit Camp, which includes a pool, hot tub, and sports courts, Clear Creek Tahoe offers diverse activities to suit various interests. Twin Pines Lake & Ski House provides exclusive access to summer lake activities and enhances the winter experience. Furthermore, the golf course isn’t just for golf—it’s a community social and recreational centerpiece.

Our residents also benefit from unique programming, such as fitness hikes on private trails, curated wellness events, and community celebrations. Whether it’s summer or winter, the operations staff consistently enhances the lifestyle offerings to ensure there’s always something exciting for residents to enjoy.

Reflecting on your experience selling this property, what are your key takeaways regarding the sales strategy?
The most important takeaway is to keep your customers happy. Referrals are our number one sales driver, so it's crucial to build strong relationships with our members.

We stay engaged with members throughout their journey—from purchasing land to designing and building their dream homes. We also host community events, advertise in local publications, and value third-party endorsements. These efforts have been instrumental in our success.

Do you have any advice for young professionals starting out in real estate development sales?
Be committed to the process, as it can take time, especially in luxury developments. Build trust with clients by being knowledgeable about the project, maintaining good communication, and being a resource for them throughout the process.

While technology is useful, don’t underestimate the value of face-to-face interactions and phone calls, particularly with an older demographic. Personal connections are key to building lasting relationships in this field.
