The City of Beverly Hills' inaugural project under its Mixed-Use Overlay Zone, located at the former Stinking Rose site, continues to advance with a refreshed design.

Project Overview

Westland Development Group's proposal for 55 La Cienega Boulevard comprises a five-story complex featuring 105 studio and one-bedroom apartments, along with approximately 19,000 square feet of commercial space on the ground floor and a three-level underground parking garage.

Affordable Housing Component

In exchange for density bonus incentives, 11 of the new units will be allocated for very low-income households, aligning with the city's goals for affordable housing.

Design Evolution

Kevin Tsai Architecture has taken over the design process, maintaining the project's overall form and style while introducing alterations to the facade. The updated design emphasizes contemporary elements, such as open balcony areas and integrated trellises, alongside container plantings and a retained roof deck.

Approval History and Contrast

Previous proposals for the site, including a hotel with significantly more rooms, faced resistance due to height restrictions. However, the current density bonus project, incorporating affordable housing, has garnered approval, highlighting a shift in community reception.

The progression of 55 La Cienega reflects Beverly Hills' commitment to mixed-use development and affordable housing initiatives, marking a significant milestone in urban planning within the city.
