Wellpointe has announced plans to develop Viva L.A. Warner Center, a large-scale affordable senior housing community within the Warner Center master-planned district in 6400 Canoga Avenue, Los Angeles. The project represents an estimated $2 billion investment and is designed to address California's growing demand for affordable housing tailored to older adults. The development will be built in four phases on a 4.7-acre site that was acquired by a Wellpointe affiliate from Parkview Financial late last year. Once completed, Viva L.A. Warner Center will include four residential towers ranging from 34 to 42 stories, making it one of the largest affordable senior housing developments planned in California.

What Makes the Project Significant

The project will total approximately 2.2 million square feet, delivering 3,192 affordable residential units along with 61,450 square feet of non-residential space that will support residents and the surrounding community. Unlike many traditional senior living communities that are built in suburban settings, Viva L.A. Warner Center is designed as a high-density, transit-oriented development that combines affordable housing with assisted living services as residents' needs evolve. According to Wellpointe, the goal is to create an urban housing model that offers both affordability and quality while allowing older adults to remain connected to city amenities and public transportation.

What the Design and Location Offer

Global architecture firm Gensler is leading the design of the project. The firm also designed the neighboring Rams Village at Warner Center, helping maintain a cohesive vision for the district's continued redevelopment. The project will rise within Warner Center, one of Los Angeles' largest mixed-use redevelopment areas, where city leaders continue to encourage higher-density housing near employment centers and transit.
