What Wan Bridge Is Building

Wan Bridge is bringing its latest build-to-rent project to Richmond, with Cadia Grand Court planned as a 144-home rental community along the West Houston corridor. The project will include a mix of cottages and townhomes, with private fenced yards, attached garages and layouts designed around natural light. The community is planned near the Westpark Tollway and Grand Parkway, providing access to major employment centers and retail destinations including Katy Mills, LaCenterra at Cinco Ranch and The Shops at Bella Terra. Wan Bridge's own Richmond portfolio already lists Cadia Grand Court as "coming soon," underscoring the developer's continued expansion of its BTR platform in the Houston suburbs.

What AiWB Changes For Construction

Cadia Grand Court is also a test case for AI-driven residential development. Wan Bridge developed AiWB to connect site selection, planning, procurement, scheduling, project management and field operations through a centralized technology platform. The company says it has invested approximately $26 million in the platform and that its use has helped increase year-over-year home starts and completions by 40% to 50%, according to reporting cited by Bisnow. AiWB CEO Ting Qiao said the company is seeing productivity gains from integrating real-time data and smarter scheduling. For BTR developers, the potential benefit is straightforward: better control over construction timelines, purchasing and operating costs can make it easier to scale rental communities while protecting project economics.

What Houston's BTR Market Looks Like

The Richmond project arrives as Houston remains one of the country's largest BTR construction markets. RealPage reported approximately 2,692 BTR units under construction in Houston as of August 2026, while the South had roughly 36,000 units underway, more than three times the West's pipeline. The broader BTR pipeline is also expected to moderate. RealPage projects nearly 40,800 BTR units to deliver nationally by the end of 2026, followed by about 33,100 in 2027 and fewer than 8,000 in 2028 based on projects currently under construction. That supply shift could make delivery timing increasingly important for developers targeting 2028 and beyond.

What Cadia Grand Court Means For Landlords

Cadia Grand Court combines two major CRE trends: suburban rental housing and construction technology. Wan Bridge is betting that Richmond's continued growth can support new rental inventory while AiWB can improve the economics of delivering it. With completion targeted for late 2027, the 144-home community will give the developer another opportunity to demonstrate whether technology can translate into faster, more efficient BTR development at scale.
