In a significant collaboration, a renowned land developer joins forces with the world's largest retailer to embark on a mixed-use project in Celina, a rapidly expanding suburb in Collin County, Texas.

Anchored by Walmart

The venture marks Celina's first Walmart, serving as the cornerstone of Rex Glendenning's ambitious 190-acre initiative situated at the northwest intersection of Preston Road and Collin County Outer Loop. This endeavor, named Shawnee Trail Development, enjoys the support of the City of Celina and envisions a blend of residential, commercial, and recreational spaces, paying homage to the region's heritage as a historic cattle-driving route.

Collaborative Efforts and Leadership

Nelson Partners Architects and Planners, alongside KFM Engineering and Design, contribute expertise to the project. Thomas Glendenning from Shop Companies, a relative of the developer, spearheads leasing activities.

Strategic Expansion and Historical Tribute

Walmart's involvement aligns with its national expansion strategy, earmarking four stores for Texas and aiming for a total of 150 new locations within five years. The Celina venture marks the debut of Glendenning 1887, named in honor of Rex Glendenning's great-grandfather, who settled in Celina in 1887. Notably, Rex and Sherese Glendenning, the driving forces behind the project, share a passion for longhorn cattle breeding, further connecting the development to the area's history.

Evolving Landscape of Collin County

The Shawnee Trail Development represents Celina's continued growth, mirroring broader trends in Collin County. Recent developments include H-E-B's acquisition of 21 acres, signaling the town's appeal to prominent businesses. Additionally, Legacy Hills, a vast 3,200-acre community under development, promises an array of amenities, including a golf course, thousands of residential units, and commercial spaces.

Rapid Population Growth

Celina's population surged by an estimated 97 percent between 2020 and 2023, reaching around 33,000 residents by January 2023, according to the Texas Demographics Center. This demographic shift underscores the town's emergence as a vibrant and sought-after community within Collin County's dynamic landscape.
