New renderings have been released for 87 Van Horne Street, a six-story residential development in Jersey City led by Wallabout Realty. The project will rise 81 feet and deliver 170 rental units, with a mix ranging from studios to three-bedroom apartments. Wallabout acquired the site for $4.6 million in 2016 and is now advancing the project after earlier plans were paused during the pandemic.

Designed by MHS Architecture, the building features a modern façade with metal paneling and a brick base. The unit mix includes studios, one-bedroom, two-bedroom, and three-bedroom layouts. Amenities include a green roof, fitness center, resident lounge, and dog spa, along with parking and bike storage to meet tenant demand.
What the approvals mean for development
The project recently received approval from Jersey City’s Planning Board, including variances tied to building coverage and setbacks. Wallabout will also contribute $306,000 to support additional affordable housing elsewhere, while dedicating part of the site for infrastructure improvements and a new public road.
