Permits have been filed for a 15-story mixed-use building at 858 Atlantic Avenue in Prospect Heights, Brooklyn, with Barry Wagschal of Wagstone Capital LLC listed as the owner behind the applications. The site sits between Vanderbilt Avenue and Underhill Avenue on Atlantic Avenue and is located near the Clinton–Washington Avenues subway station, which is served by the C train. The project would add new housing to a corridor that has seen steady residential growth in recent years.
The proposed building will rise 155 feet tall and contain approximately 23,884 square feet of total floor area. Of that, 23,591 square feet is planned for residential use, while 292 square feet will be allocated for commercial space. Plans call for 36 residential units, which will likely be rentals based on the average unit size of around 655 square feet. The structure will be built with a masonry-based design and will include a cellar level along with a 30-foot rear yard.
The development adds modest residential density to Prospect Heights, a Brooklyn neighborhood that continues to attract small and mid-sized multifamily projects due to its transit access and proximity to Downtown Brooklyn and Barclays Center. Gladmore Mwandiambira of Baobab Architects P.C. is listed as the architect of record for the project. Demolition permits have not yet been filed, and an official construction timeline or estimated completion date has not been announced.
