In a significant move toward revitalizing Miami's Liberty Square, the Related Urban Development Group (RUDG) has commenced work on Serenity Liberty Square, a 193-unit affordable housing project. This endeavor marks the fourth phase of the extensive Liberty Square redevelopment effort, and the scheduled completion date is March 2025.

Financing the Vision

To bring this vision to life, RUDG secured $47.5 million in funding from Florida Housing Finance Corp. and Wells Fargo Bank, as reported by Yardi Matrix. This substantial investment was further supported by various financial instruments such as tax-exempt bonds, LIHTC equity, and the Florida Housing State Apartment Incentive Loan program. Notably, RUDG has also taken the initiative to repay a $2 million loan from a prior phase, reallocating these funds to the current undertaking.

Affordable Residences for the Community

Once Serenity Liberty Square reaches its culmination, it will feature three buildings with housing for individuals whose income falls within the 30 to 80 percent range of the area's median income. This project has an added emphasis on community preservation, as it will continue to accommodate the 27 families who lived in this area prior to the redevelopment's inception.

A Vision for Liberty Square's Future

Liberty Square's redevelopment stretches across nine phases, ultimately creating 1,900 mixed-income units spread over 60 acres. This ambitious project also includes the construction of a new educational center, healthcare facilities, and the historic Liberty Square Community Center. The first three phases were successfully completed between 2019 and 2022, adding 600 units to the revitalized community. It's important to note that the original Liberty Square dates back to 1937 and encompassed a total of 700 units.

Strategic Location and Miami's Housing Landscape

Situated at 1310 NW 67th St., Liberty Square boasts a strategic location close to Interstate 95, just 6 miles north of downtown Miami. Additionally, it's conveniently located approximately 7 miles from the Miami International Airport and less than 3 miles from the Northside Shopping Center.

Miami's Booming Multifamily Scene

Miami's multifamily housing sector is witnessing remarkable growth. In the first half of 2023, Miami ranked as one of the leading markets for multifamily housing, with 5,109 units added to the housing stock through 22 properties, accounting for 3.3 percent of the existing market. Notably, nearly one-fifth of these new residences catered specifically to the Renter-by-Necessity segment.

As of October, data from Yardi Matrix indicates that there were 47,569 units under construction across 166 properties in the Miami metro area. Intriguingly, only 9.9 percent of these properties are fully committed to affordable housing projects, highlighting the significance of endeavors like Serenity Liberty Square in providing vital housing solutions for the community.
