VISTA Property Reaches Construction Milestone In Fulton Market

Developer VISTA Property, led on the project by Chief Development Officer Ark Latt, has reached the topping out milestone for its residential tower at 370 N. Morgan Street in Chicago’s Fulton Market district. The project, known as Pearl Fulton Market, is a 32-story mixed-use development rising on a site bordered by West Kinzie Street, North Morgan Street, Metra rail tracks, and North Carpenter Street. General contractor Skender is overseeing construction. The building marks VISTA Property’s third major ground-up development in Chicago and represents the first phase of a larger 1,500-unit master plan the firm is planning for the surrounding site.

What The Pearl Fulton Market Tower Will Deliver

Designed by Antunovich Associates, the building will span approximately 539,000 square feet and feature modern architecture with skyline views. The tower will include 494 apartments ranging from studios to two-bedroom units, with 99 designated affordable units as part of the residential mix. A four-story podium will include roughly 190 parking spaces, while the ground floor will feature about 4,500 square feet of retail space designed to activate the street level in the Fulton Market neighborhood.

What The Amenity Package Means For Luxury Renters

The project will offer an extensive set of amenities designed to attract renters in Chicago’s competitive luxury apartment market. Outdoor amenities will include a 30th-floor pool deck, yoga terrace, fire pits, and outdoor grilling kitchens. Inside the building, residents will have access to a fitness center, co-working spaces, lounge areas, private event and dining rooms, and a golf simulator. These lifestyle features are increasingly common in new multifamily towers as developers compete for tenants in high-growth urban districts.

What The Project Means For Fulton Market Development

The Pearl Fulton Market tower adds another major residential project to Chicago’s Fulton Market district, an area that has rapidly transformed from an industrial corridor into one of the city’s most active mixed-use neighborhoods. With the structure now topped out, construction will continue on the building’s exterior enclosure and interior buildout. Leasing and marketing will be handled by Luxury Living, with leasing expected to begin in January 2027 and the first residents anticipated to move in by Spring 2027.
