Villa Miami Reaches 37th Floor In Edgewater

What Construction Progress Looks Like

Construction is moving quickly at Villa Miami, the 56-story waterfront condominium tower rising along Biscayne Bay in Edgewater. The tower has now reached the 37th floor, placing the structure more than halfway to its final height of 650 feet. Since March, crews have continued rapid progress on the reinforced concrete superstructure, with glazing now appearing across several completed residential levels. Two tower cranes remain active on site as formwork, reshoring, and concrete operations continue higher up the structure. The project is being developed by Terra and One Thousand Group.

What The Residential Tower Will Include

Villa Miami will contain just 70 condominium residences spread across half-floor and full-floor layouts overlooking Biscayne Bay. The project is positioned within Miami’s ultra-luxury residential market, emphasizing large-format residences, hospitality programming, and high-end amenities rather than maximizing unit count. The tower recently revealed plans for a $55 million penthouse residence that will crown the top of the building as a fully designed turnkey “estate in the sky.” Interiors are being designed by AD100 designer Vicky Charles.

What Makes The Design Stand Out

The tower was designed by ODP Architects and features a distinctive exoskeleton-inspired structural frame wrapping the building’s exterior. Renderings show copper-toned architectural framing combined with chamfered corners and floor-to-ceiling glass intended to create a sculptural waterfront presence along the Miami skyline. As construction advances, the tower’s exterior geometry is beginning to emerge more clearly, particularly along the faceted corner sections where recessed glazing will eventually be installed.

What The Hospitality Concept Adds

Villa Miami also marks the first branded residential tower created in partnership with Majot Food Group. The hospitality company is curating culinary programming, dining experiences, and resident services throughout the development. Amenities will center around “The Copper Club,” a three-level private amenity suite expected to include lounges, dining areas, wellness facilities, salon spaces, a screening room, and even a rooftop helipad. A waterfront restaurant operated by Major Food Group is also planned at the base of the tower with priority access for residents.

What This Means For Miami Luxury Development

Villa Miami reflects the continued evolution of Miami’s branded luxury condominium market, where hospitality partnerships have become increasingly central to ultra-high-end residential development. Rather than simply offering luxury finishes, many new Miami towers are positioning themselves as fully integrated lifestyle experiences combining hospitality, dining, wellness, and concierge-level services. The project also reinforces Edgewater’s rise as one of Miami’s premier waterfront luxury residential districts alongside Brickell and Miami Beach. Villa Miami is currently expected to be completed in late 2027.
