What The Project Brings To Brickell
Viceroy Brickell – The Residences has officially opened in Miami, introducing the hospitality brand’s first standalone residential tower without an attached hotel component.
Located at the entrance to Brickell Avenue and the Miami River, the 45-story tower adds 420 residences to one of the city’s fastest-growing luxury residential corridors.
The project was developed by Related Group and GTIS Partners, with architecture by Arquitectonica and interiors designed by Meyer Davis.
The opening further reinforces Brickell’s transition into a full-scale live-work-play urban district with strong global luxury appeal.
What The Residences Include For Buyers
The tower features residences ranging from studios to two-bedroom layouts spanning between 485 and 1,286 square feet.
In addition to standard condominium units, the development includes penthouse residences and 56 city flats integrated into the podium structure along the surrounding streetscape.
Design elements emphasize hospitality-driven living, combining residential ownership with hotel-style amenities and services throughout the property.
What Amenities And Hospitality Features Stand Out
More than 37,000 square feet of amenities are spread throughout the building and operated directly by the Viceroy hospitality team.
The 14th-floor amenity deck includes a heated swimming pool, spa, cabanas, summer kitchen, and outdoor lounge areas overlooking the Miami River. Additional offerings include wellness facilities, a fitness center, treatment rooms, saunas, a wine cellar, a cinema room, and sports simulator lounges.
Residents also receive access to a private marina and membership privileges at the Grand Bay Club in Key Biscayne.
The project additionally incorporates curated artwork from the Jorge M. Pérez Collection, adding a gallery-style residential component often seen in ultra-luxury Miami developments.
What This Means For Brickell’s Residential Market
The opening of Viceroy Brickell highlights the continued strength of Miami’s branded residential sector, particularly in Brickell and along the Miami River corridor.
Branded residences have become one of South Florida’s most active luxury development categories, attracting both domestic and international buyers looking for lifestyle-oriented ownership experiences.
Unlike traditional condos, these projects increasingly blur the line between hospitality and residential living, with service, wellness, and curated experiences becoming key differentiators.
What This Signals For Hospitality-Branded Housing
For Viceroy Hotels & Resorts, the project represents a strategic expansion into standalone residential development without relying on a hotel anchor.
That model reflects a growing trend among luxury hospitality brands seeking recurring residential revenue while extending brand identity into long-term living environments.
As Brickell continues adding large-scale mixed-use and residential projects, developments like Viceroy Brickell are helping define the neighborhood’s next phase as a global luxury urban district.
