What Has Reached the Topping-Out Stage
A new luxury residential development has reached a significant construction milestone on Manhattan's Upper East Side. The 20-story condominium tower at 260 East 72nd Street has officially topped out, marking the completion of the building's reinforced concrete superstructure. Developed by Sky Equity Group under Simon Dushinsky and designed by Peter Pennoyer Architects, the project is quickly emerging as one of the neighborhood's notable new residential offerings. Hill West Architects serves as the architect of record for the development, which occupies a prominent corner at Second Avenue and East 72nd Street directly across from the 72nd Street Q train station.
What the Development Includes
The project will contain approximately 161,000 square feet of residential and retail space. Plans call for 60 condominium residences featuring two- to five-bedroom layouts. The development will also include 3,200 square feet of ground-floor retail space divided between two storefronts. In addition to the main tower, the project includes a separate 10-story annex building. While the tower has topped out, construction on the annex has not yet risen above street level.
What the Building Will Look Like
Renderings reveal a design inspired by classic prewar Manhattan architecture. The façade will feature beige brick complemented by white stone detailing, decorative cornices, ornamental grilles, and stepped setbacks leading to the building's crown. Several upper-level setbacks will include landscaped terraces, decorative stone pillars, and loggia-style outdoor spaces. Juliet balconies and oversized windows are also incorporated throughout the design, helping create a traditional Upper East Side aesthetic while delivering modern residential layouts.
What This Means for the Upper East Side Market
The project is adding new luxury condominium inventory to one of Manhattan's most established residential neighborhoods. Its location directly across from the Second Avenue Subway's 72nd Street station provides residents with immediate transit access while placing them near the neighborhood's retail, dining, and cultural destinations. The site was formerly occupied by several five-story residential buildings and St. John the Martyr Church, making the development one of the more significant redevelopment projects along this stretch of Second Avenue in recent years.
What Happens Next
With the structure now topped out, construction crews are focused on installing the building's exterior façade and completing interior work. Douglas Elliman Development Marketing will oversee sales and marketing efforts, with condominium sales expected to launch later this fall. According to project signage, construction is scheduled for completion in summer 2027.
