UnderPar Life, a startup aiming to rival the popular Topgolf chain, is set to embark on an ambitious journey by establishing its very first location in Fort Worth, Texas. This 16,000 square foot venue, nestled on the picturesque grounds of Hawks Creek Golf Club in a Fort Worth suburb, is poised to redefine the concept of golf entertainment in the region.
What to expect from this project: The facility boasts an array of features, designed to cater to both seasoned golfers and newcomers to the game.
The venue is set to include:
A 500-yard driving range
A fitness area
42 hitting bays
3 well-appointed bars
A PGA Tour-level short-game practice area
A comprehensive instruction academy
The timeline: Construction of this groundbreaking establishment is slated to commence later this year, with completion expected within 18 months. Certain elements, such as the practice area and driving range, are anticipated to open ahead of the full facility.
The vision behind this development: UnderPar Life's ambitious co-founders, David Deering and professional golfer Bryson DeChambeau, have set their sights on rapid expansion following the Fort Worth launch. Their vision encompasses a network of 30 locations across the United States. However, what sets UnderPar Life apart is its strategic approach to choosing locations that Topgolf is less likely to venture into. To this end, the company has developed multiple facility models of varying sizes to adapt to the specific demands of each locale.
Currently, UnderPar Life is engaged in discussions with various potential locations, including Sam Houston State University's Bearkat Course and private landowners in places like Tyler, Texas; Aiken, South Carolina; Oklahoma; and Louisiana. The growth model hinges on leasing land from cities, often facilitated by long-term ground leases, much like the 99-year agreement they have in place for their Fort Worth site. Additionally, UnderPar Life is exploring partnerships with municipal golf courses, a strategy that enables the company to operate with relatively less capital investment.
