Uncommon, a Los Angeles-based developer, is set to transform a property located at 317 S. La Brea Avenue, just south of Manchester Avenue, into a vibrant mixed-use development. The project, known as 317 La Brea, aims to combine housing and commercial space, marking a significant redevelopment in the heart of Inglewood. The proposal, discussed in a recent city Planning Commission meeting, outlines a vision that includes 143 apartments, retail spaces, and modern amenities.

 

Uncommon's Vision for 317 La Brea

Uncommon envisions a dynamic L-shaped development that will replace two existing commercial buildings and surface parking. The plan includes the construction of four- and eight-story buildings housing a total of 143 studio, one-, two-, and three-bedroom apartments. Additionally, the development will feature 18,000 square feet of commercial space and parking for 224 vehicles. To facilitate the project, Uncommon is seeking density bonuses, allowing flexibility in adhering to certain zoning rules. In return, the City of Inglewood has stipulated that 18 of the new apartments must be designated as affordable housing.

 

Design and Amenities

JZA Architecture is leading the design for 317 La Brea, incorporating two courtyards, a rooftop pool deck, and various interior recreation rooms. The choice of finishes, including stucco and fiber-cement panels, reflects a modern aesthetic. The project aims to connect key elements within downtown Inglewood, creating links between Inglewood High School, Grevillea Art Park, Inglewood Transit Center, Market Street, and La Brea Boulevard.

 

Phased Construction Approach

Construction of 317 La Brea will be executed in two phases. The initial phase involves a smaller four-story, 31-unit development at 100 E. Nutwood Street to the west, followed by the larger eight-story, 112-unit building along La Brea to the east. The groundbreaking ceremony is slated for August 2024, according to information available on the JZA website.

 

Uncommon's Expansion Plans

This ambitious project is part of Uncommon's broader initiative, with similar mixed-use developments planned across Los Angeles County. The developer is actively working on projects on Beverly Boulevard in Beverly Grove and Fairfax, as well as another on Sunset Boulevard in Hollywood. The 317 La Brea development represents a significant addition to Inglewood's evolving landscape, linking key urban nodes and contributing to the city's growth.
