A partnership comprised by Magellan Housing, Royal American Development, and former Miami Heat star Udonis Haslem have acquired a 6.3-acre building site in Miami-Dade County. According to The Real Deal, this trio acquired the parcel from the City of Miami for $1.5 million.

This site will serve as the future location for Catherine Flon Estates, a project that has been in progress since 2019. Upon its completion, the project will consist of 200 units, including 174 apartments and 26 townhomes. Sources suggest that this residential complex could rise to eight stories in height and will offer a range of one-bedroom to three-bedroom units.

Originally named "Atala," Catherine Flon Estates was envisioned as a mixed-use community. The apartments will be made available to individuals with an income at 60 percent of the area median income (AMI), which is approximately $74,700 annually. The townhomes, on the other hand, will be designated for those with an income at 120 percent of the AMI.

Studio Mc + G is the architectural firm behind the project. A 2019 report from the South Florida Business Journal noted that the initial plans for Catherine Flon Estates included 134 residential units and 10,000 square feet of commercial space, but these plans have since evolved.

Catherine Flon Estates isn't the first collaboration between Magellan Housing and Udonis Haslem. They are also working together on Wynwood Works, a 12-story mixed-use building featuring 120 apartments and 5,698 square feet of commercial space.

Catherine Flon Estates will be addressed at the northwest corner of Northeast Sixth Avenue and Northeast 135th Street in North Miami.
