A new residential proposal is taking shape in Jersey City’s Journal Square neighborhood, with plans revealed for a 35-story two-tower development at 168 Sip Avenue. The project would be constructed in two phases and deliver a total of 720 apartments, including 648 market-rate units and 72 affordable housing units. Plans also call for approximately 7,600 square feet of commercial space at street level and a parking garage with capacity for 200 vehicles. The 0.81-acre property is located at the intersection of Sip and Tonnelle Avenues inside the Journal Square 2060 Rehabilitation Area, one of Jersey City’s major redevelopment zones.

What the Design Reveals About the Towers

New renderings show a modern twin-tower design rising from a multi-story podium base topped with landscaped outdoor space. The towers feature rounded corners, large glass windows, and earth-toned exterior paneling. Both structures appear nearly symmetrical, though the eastern tower is slightly wider. Architectural cutouts near the upper sections of the buildings add variation to the façade while emphasizing the project’s vertical profile. Floor-to-ceiling windows and rooftop bulkheads further reinforce the contemporary design approach commonly seen in newer high-density residential projects across Jersey City. An architect for the development has not yet been publicly identified.

What the Site Currently Looks Like

The development site is currently occupied by a low-rise building owned by Hudson County Community College, along with an adjacent surface parking lot. Because the property sits near the Journal Square PATH station, the project would likely appeal to commuters looking for direct transit access into Manhattan. Transit-oriented developments have continued expanding throughout Journal Square as developers target neighborhoods with strong regional connectivity. The area has seen substantial residential growth over the past several years, with multiple high-rise projects either proposed or already under construction nearby.

What Happens Next for the Development

At this stage, the proposal is still early in the planning process. No formal application has been submitted yet to the Jersey City Planning Board, and a completion timeline has not been announced. The unnamed developer is reportedly seeking a joint venture partner for the project, while JLL is handling marketing efforts tied to the development opportunity. If approved, the project would add another large-scale mixed-income residential development to Journal Square’s growing skyline while increasing housing density near one of the region’s busiest transit hubs.
