Twenty Lake Holdings, a Connecticut-based firm, is set to divest a valuable asset – the Greyhound station nestled in downtown Chicago. The strategically located 2-acre site at 608 West Harrison Street is being showcased as a lucrative redevelopment prospect. JLL brokers Tom Kirschbraun, Meredith O'Connor, and Jack Hubbard have been enlisted to orchestrate the sale, aiming to attract a discerning buyer eyeing the potential for a transformative two-tower residential project.

A Multifamily Marvel in the Making

Paving the way for a dynamic urban transformation, Twenty Lake anticipates a substantial windfall of at least $30 million from the sale. The coveted property presents an ideal canvas for a multifamily developer to craft a distinctive skyline. Preliminary studies by Solomon Cordwell Buenz indicate the possibility of constructing two high-rises, soaring up to 450 feet, comprising a total of 1,145 units. The vision is not just a blueprint; it's a glimpse into the future of Chicago's evolving architectural landscape.

Reentry Amid Economic Challenges

Reentering the market after an unsuccessful listing early last year, the Greyhound property faces headwinds in the form of challenging economic conditions. High interest rates and stringent lending standards create a complex landscape. However, Twenty Lake perceives this as a strategic move to leverage the burgeoning multifamily sector in Chicago, fueled by escalating rents and soaring demand. What was once a forgotten corner now stands as a beacon for potential development.

A Symphony of Urban Growth

In the vicinity, monumental projects have recently graced Chicago's skyline. The 52-story BMO Tower, a collaboration between Riverside Investment & Development and Convexity Properties, stands as a testament to the city's architectural prowess. Simultaneously, Riverside and Blue Star Properties are crafting 198 apartments at 566 West Van Buren Street, further enhancing the West Loop landscape. Related Midwest adds to the crescendo with plans for a colossal $7 billion megadevelopment along the Chicago River. The Greyhound site emerges as a harmonious note in this symphony of urban growth.

Strategic Acquisition and Future Prospects

Acquired by Twenty Lake for nearly $25 million in December 2022, the Greyhound property holds promise as part of a broader $140 million acquisition of Greyhound facilities. With Greyhound's Harrison Street lease extending through October, the sale marks not just a financial transaction but a strategic maneuver poised to capitalize on the evolving dynamics of Chicago's real estate landscape. The forgotten corner is now a canvas for a visionary developer, ready to sculpt a new chapter in the heart of downtown Chicago.
