The Miami Urban Development Review Board has given the green light to 3350 Biscayne, a major new mixed-use development set to transform the Edgewater skyline. The project merges modern design, attainable housing, and retail activation at a key intersection near Midtown and the Design District.
A New Landmark for Edgewater
Located at 3350 Biscayne Boulevard, the 47-story tower will rise 524 feet, offering a mix of market-rate and workforce housing across 499 residential units. The development will include 8,672 square feet of retail and restaurant space, 620 parking spaces, and extensive amenities on the 9th and 45th floors. Designed by Kobi Karp Architecture and Interior Design, the building features an artistic parking façade that doubles as a public art installation.
“This project is a great example of the opportunities presented by the Live Local Act working as intended, unlocking greater development potential while directly addressing Miami’s need for attainable rental housing," said Carlos Lago, Chair of Greenberg Traurig’s Miami Land Use department.
Developers and Design Collaboration
The project is spearheaded by Tulip Developments Group, managed by Kobi Elbaz and Amit Kort, in partnership with Karl-Ulrich Ansorg of Ansorg Development (Berlin) and Ofir Gabriel, Co-Founder of ReturnPro. The development brings together local and international expertise aimed at creating a model for equitable urban growth.
Architect Kobi Karp noted that the building’s form draws from Edgewater’s architectural rhythm while introducing refined curves and texture for visual movement. Amit Kort emphasized that the project represents a shared vision for “smart growth, livability, and artistic design” reflective of Miami’s evolving urban identity.
Zoning and Urban Context
The property benefits from T6-36A-O zoning, allowing high-density mixed-use construction without variances under Miami 21 standards. The tower will span over 752,000 square feet, integrating residential density with retail activation at street level.
Attorney Carlos Lago of Greenberg Traurig, who represented the developer, highlighted the project as a strong example of the Live Local Act in action—facilitating workforce housing while encouraging private development in urban centers.
Investment Opportunity
The one-acre property, positioned at NE 34th Street and Biscayne Boulevard, is available for sale. Exclusive listing agent Michael D. Hinton, CCIM of Lee & Associates South Florida noted that with approvals secured, the project is “ready to move from vision to reality,” offering an attractive opportunity for joint venture or acquisition.
