Century City-based TruAmerica Multifamily expanded its Los Angeles footprint with the acquisition of two Westside properties totaling 157 units.
The firm purchased:
- Luxe Villas, a 60-unit community at 11640 Mayfield Avenue in Brentwood
- Haven Apartments, a 97-unit mixed-use property at 11924 Washington Boulevard in Culver City
Sellers included affiliates of WS Communities and Gortikov Capital for Luxe Villas, and Cityview for Haven Apartments. Pricing was not disclosed.
Asset Details
Luxe Villas recently underwent $4.1 million in renovations. The property features primarily two-bedroom units, along with 18 co-living suites. Amenities include a rooftop lounge, central courtyard seating, and EV charging stations. Haven Apartments, developed by Cityview and delivered in 2019, includes 13,183 square feet of ground floor retail beneath studio through three bedroom units averaging 1,044 square feet. The project was financed with a $45 million construction loan from PNC Bank. TruAmerica plans to maintain the properties in their current condition, signaling a long-term hold strategy rather than a heavy repositioning play.

Led by CEO Robert Hart, TruAmerica controls roughly 65,000 units across 35 markets and already owns more than 6,700 units in Los Angeles. The acquisitions come as LA multifamily investment rebounds despite headwinds from Measure ULA and elevated vacancy. Nearly 30,000 units traded across LA County in 2025, a sharp increase from pandemic lows in 2020. Investors deployed more than $3.4 billion into LA apartments last year, marking a 26 percent increase from 2024 levels. For landlords, the message is clear. Capital is concentrating in high-barrier Westside submarkets with strong long-term demand drivers. Even with regulatory pressure, core infill locations like Brentwood and Culver City remain liquid and institutionally favored.
